Best Beach Title – Short Sale Services is a national leading short sale processing firm that has assisted thousands of property owners, real estate professionals and lenders in the complex business of approving and closing short sales. We have learned what banks are looking for which has helped us to receive bank approvals in the shortest amount of time.

Our goal is to help property owners, real estate professionals, investors and lenders avoid the hassle and lengthy phone calls with the Lenders to get their discounted payoffs approved.

What will we do?

Once a realistic offer is made, Best Beach Title – Short Sale Services will submit the short sale package to the lender/lenders for them to approve the deal. This is a crucial step that requires high precision - even one piece of paper out of place in short sale package can result in a no-deal and big waste of time. Lenders have limited time to work through these packages; that is why if there’s something wrong, they’re likely to just put you back at the bottom of the pile.

As our client, you will receive weekly email updates with your file status. We are constantly communicating with the lender in order to make sure our files are being processed and eventually approved in the shortest amount f time.

Our company is staffed with experienced REO specialists which will work with Asset Managers and Lenders directly to get your transactions closed, while coordinating closing for the Buyer and the Buyer’s Lender.

Document Preparation

Any and all closing documents required incident to the issuance of a title insurance policy will be prepared by our expert Closers. Regular closing documents such as Warranty Deed, Bill of Sale, No Lien Affidavit and Closing Affidavits are prepared as part of the final closing package and executed at closing. Any additional documentation required by our title examiners will also be prepared as part of the closing services and under direct supervision of our legal counsel and licensed title insurance agents to ensure marketability of the title.

Mobile Closers

For added convenience, we offer mobile closing services upon request. Best Beach Title, LLC has a vast network of mobile Closers available upon demand in most areas of the continental U.S.A. The closing will still be processed and scheduled from our main office and one of our mobile closers will be sent to perform the actual closing on the client’s site. All of the Closers hold a Notary Public Commission for compliance with closing and notarization regulations.

Realtor Services

In addition to offering all the services mentioned above, it is our goal to meet the needs and necessities of the Realtors. Our company works diligently to meet the timelines set in the contracts. We at Best Beach Title understand that the positive experiences are what create the confidence on a company; that is why we offer unparalleled customer service with always the Realtor on our minds.       

Mortgage Closings

Even if the Mortgage is originated and processed out of state, our title processors will work hand on hand with the loan processor to make sure all documents are provided in a timely manner. Additionally, the Mortgage Lender also gets access to our online production system, allowing them to request title online and of course view “dynamic” documents such as the HUD-1, giving them up-to-the-minute information. Preliminary HUD-1s are created as soon as the file is opened within our processing department and fully complying with the 2010 RESPA rulings.  

24 hours Title Commitment

pon receipt of a title request, Best Beach Title will immediately have a title search and examination performed by its underwriters. The title insurance commitment is usually delivered to the client and/or Lender within 24 hours. We will work closely with the clients, mortgage processor and/or Lender to ensure all the policy information is duly underwritten to be delivered in the final product. Any changes to the title commitment, including owner insured, mortgagee clauses and/or loan amounts will be promptly performed by our experienced title processors. At Best Beach Title, we strive to provide only the finest customer service support throughout the closing process.

Abstracting & Title Search

Backed up by the strength, knowledge and financial stability of Fidelity National Financial (“FNF”), all our title examinations are strictly performed in an FNF title plant. Having direct access to critical land records is the key in delivering the finest and most accurate title abstract. We have gone directly to the source and work in conjunction with the company that actually owns this title repository: FNF. In addition and as current members of the American Land Title Association (“ALTA”), our title commitments are delivered in standard ALTA Commitment Form.

Escrow Services

We offer escrow services to our valued customer at no additional charge for any transaction that will be closing with Best Beach Title, LLC.

Online Access


As a valued customer, you get to control when and where you access the information for your files being handled by our company. Once you are set up in our system, you will get 27/7 online access to our title production software, allowing you to review and post any notes, and download and upload documents such as HUD-1, title commitments, etc…, amongst many of the online services. Additionally, all the parties involved in the transaction will have permission-based online access to view the documents even after the closing. Online storage for such documents is provided at no additional charge to our customers.

Nationwide Coverage

Best Beach Title currently serves 48 states in the Country. For regulation purposes, the only two States not currently served are New Mexico and Texas.
